Cheshunt is one of our busiest areas. It’s also where our registered address sits. Because of that, we see a huge range of roof ages and construction types here — from 1960s and 70s estate housing around Turnford and Waltham Cross Road, to newer developments closer to the Lea Valley. Much of that original housing stock is now 50-60 years old. As a result, re-roofing enquiries from Cheshunt make up a large share of our work, so it’s worth understanding what’s involved before you commit to one.
Signs a re-roof makes more sense than another repair
A single slipped tile or a small area of damaged felt is a repair job. However, once you’re dealing with several of the following at once, a full re-roof usually works out better value than continuing to patch problems as they appear:
- Widespread cracked, slipping or missing tiles across more than one section of roof
- Sagging roof timbers, which points to structural movement rather than a surface fault
- Felt that has visibly perished, gone brittle or is failing in multiple places
- Repeated leaks in different locations each time it rains heavily
If only one or two of these apply, we’ll usually say so honestly, and repair rather than push a bigger job. Our repair or replace guide covers this decision in more detail, and our roof repairs service covers everything short of a full re-roof.
How a re-roof actually happens
A typical re-roof starts with scaffolding, followed by stripping the old covering back to the timber structure. At that point, we replace any damaged battens or rafters. Then a new breathable membrane, battens and covering go on. Since it’s far more cost-effective while the scaffolding is already up, we usually renew ridge tiles, flashing and guttering at the same time. For an average semi-detached property in Cheshunt, the whole process typically takes one to two weeks, weather permitting.
What it costs
Costs vary a lot depending on roof size, pitch, access and the covering you choose. So a real quote always needs a site visit. As a broad national guide, a full re-roof on an average three-bedroom semi typically runs from the low thousands for a plain like-for-like retile. It rises well beyond that for natural slate or a larger, more complex roof. Our new roof cost guide for Hertfordshire breaks this down by roof type and size.
Local knowledge, three generations deep
We’ve been roofing homes across Hertfordshire since 1947, and Cheshunt has been part of our patch for most of that time. So we already know how the older estate roofs around the town were originally built. That makes it quicker for us to spot anything altered or repaired badly by a previous contractor.
If you’re weighing up a re-roof in Cheshunt, get in touch through our contact page for a free survey and an honest recommendation, whether that’s a full re-roof or something smaller. We also cover neighbouring Hoddesdon and Waltham Cross, and the full list of towns is on our areas we cover page.
