Old-fashioned pour-and-roll felt flat roofs blister, crack and pond water. Once they start leaking, patching rarely holds for long, since the whole covering is usually tired at once. Water sitting on a poorly laid roof is a constant threat to the room beneath, so it's not a problem to leave for another year.
Modern flat roofing is a world apart. A properly laid EPDM rubber membrane, for example, comes in large sheets with very few joints. So there's far less to go wrong. High-performance torch-on felt is another reliable option. Both give decades of low-maintenance protection, as long as the falls are laid correctly so water runs away. Because a flat roof has no pitch to shed water quickly, even a small fault in the falls can leave puddles sitting for days after rain. As a result, we check the falls and the upstands on every job, not just the surface covering itself. So a weak point at an upstand or an outlet gets fixed alongside the main covering, not left for another visit.
